  • Agreements will be confirmed in writing and governed by signed contracts.

3. Landlord Responsibilities

  • Landlords must provide accurate property information.

  • Landlords remain responsible for mortgage, insurance, and major structural issues unless otherwise agreed in contract.

4. Limitation of Liability

  • We are not liable for losses beyond our written agreements.

  • We are not liable for third-party failures (utilities, contractors, councils).

5. Compliance

  • We operate under UK law, comply with HMO licensing, PRS membership, CMP scheme, and ICO registration.

  • All client funds are handled in line with Client Money Protection (CMP) rules.

  • Our Compliance First Guarantee covers proactive management of compliance deadlines and documentation. Landlords remain responsible for licence fees, statutory upgrade works, and any remedial measures required by law or council enforcement.

6. Governing Law

  • These terms are governed by the laws of England and Wales.
